From a second-floor residence to larger two- and three-bedroom apartments and a penthouse approaching $1.2 million, my experience has given me valuable insight into how different apartments within Woodrow Wilson should be positioned, priced, and marketed.

Understanding the 25% DTI Requirement

Woodrow Wilson currently has a maximum 25% debt-to-income ratio (DTI) requirement.

For co-op sellers, DTI is particularly important.

One buyer offers the highest price with the minimum required down payment.

Another offers slightly less but has a substantially larger down payment, excellent income, strong credit, significant liquid assets, and substantial post-closing reserves.

Which buyer presents the stronger transaction?

The answer isn't necessarily the buyer offering the highest price.

When reviewing offers for my sellers, I look at the complete picture, including:

  • Purchase price
  • Down payment
  • Income
  • Debt-to-income ratio
  • Credit
  • Liquid assets
  • Post-closing reserves
  • Financing
  • Mortgage pre-approval
  • Appraisal risk
  • Contingencies
  • Closing timeline
  • Overall financial strength

The goal isn't simply to get your apartment under contract.

The goal is to successfully get it closed.

Indoor Garage and Storage

Parking is highly valued by many Queens buyers, and Woodrow Wilson offers an indoor garage.

The building also offers storage.

These amenities can be meaningful selling points when marketing an apartment.

Garage and storage availability, waiting lists, costs, transferability, and applicable building policies should always be confirmed at the time of a transaction.

PS 196 School Zoning

Woodrow Wilson is currently zoned for PS 196, which may be an important consideration for some prospective buyers.

Because school boundaries and enrollment policies can change, buyers should always independently confirm current school zoning.

Nevertheless, the building's location and proximity to the amenities of Forest Hills can be an important part of the overall marketing story.

From Accepted Offer to Closing

An accepted offer is an important milestone—but there is still work to be done.

A typical co-op transaction may proceed approximately as follows:

Accepted Offer → Attorney Due Diligence → Contract → Financing & Appraisal, if applicable → Board Package → Management/Board Review → Approval → Final Walk-Through → Closing

During this period, good communication and coordination are extremely important.

The listing agent should remain actively involved throughout the transaction and help coordinate with the buyer's agent, attorneys, lender, managing agent, and other professionals as appropriate.

Why Experience at Woodrow Wilson Matters

There is a difference between knowing the Forest Hills market and having actual transaction experience inside a particular building.
