A typical co-op transaction may proceed approximately as follows:

Accepted Offer → Attorney Due Diligence → Contract Signing → Mortgage & Appraisal, if applicable → Board Package → Managing Agent/Board Review → Approval → Final Walk-Through → Closing

The exact process can vary depending on the transaction.

A well-prepared buyer and an experienced team can help reduce unnecessary delays.

Your listing agent should remain involved throughout the process and communicate with the buyer's agent, attorneys, lender, managing agent, and other professionals as appropriate.

10. No Flip Tax Can Be an Advantage for Kennedy House Sellers

Selling a co-op can involve a variety of closing expenses, and some Forest Hills cooperative buildings impose a flip tax or transfer fee when an apartment is sold.

Kennedy House currently has no flip tax, which can be an important consideration for sellers when calculating estimated net proceeds.

Before listing, I recommend preparing an estimated seller net sheet so you have a clearer understanding of your potential closing expenses and approximate proceeds at different sale prices.
