Location is one of the most important factors in real estate. While sellers cannot change where their property is located, they can influence how the property's location is presented to potential buyers.

Every neighborhood has advantages that appeal to different buyers. A property near transportation, shopping, restaurants, parks, schools, or other conveniences may have strong selling points that should be highlighted in the marketing.

Even if a property has a less desirable feature, such as a busy street or limited parking, effective marketing can focus on the benefits and help buyers understand the overall value of the location.

2. Condition

First impressions matter. Buyers typically form an opinion about a property very quickly, and a home that appears neglected can make buyers hesitant—even if the underlying property has significant potential.
